How to Rent a Property

1 – REGISTER YOUR INTEREST

You can do this either by visiting our website and submitting your interest to view one of our available properties or contact our office direct on 01227 765008.

2 – BOOK A VIEWING

You can do this by either telephoning the office direct on 01227 765008 or by emailing us on enquiries@iconn.co.uk

3 – VIEW A PROPERTY

A member of iConn will meet you at the property and a viewing will be undertaken. You will have the opportunity to take notes and ask questions regarding the property and the local area; including our administration and application process.

4 – RESERVE A PROPERTY

Once you have decided you would like to be considered to rent a property; you will be asked to pay a holding fee of one months' rent; this holding fee will be held whilst your application is being processed. The application process will involve contacting your chosen guarantor and you providing us with the necessary documents as requested by iConn for each named proposed tenant over 18 years of age. For full details of the application process and the fees involved, please see our 'Terms, fees and application section'.

5 – ACCEPTANCE

Once your application has been approved and we have received all the relevant documentation; you will be asked to sign the tenancy agreement as well as paying the administration fee, the balance of any deposit and any rent if applicable.

6 – MOVE IN DAY

Once all the relevant paperwork has been signed and all monies paid, you will visit our office or meet the Landlord at the property (dependent on level of service the Landlord has paid iConn to provide) to collect your keys. You will be provided with a welcome pack which contains information regarding your gas certificate, waste disposal and a copy of your tenancy agreement, Inventory and other useful information. A document called an Inventory & Schedule of condition will be used as a comparison report to confirm the condition of the property at that time; once the content has been agreed; you will need to sign the document and return it to us within seven days. A copy of the Inventory will be issued to you for your records.

Testimonials

“We have always been treated sensitively, sympathetically and politely by your team. We were very pleased with the application process and, in particular, the removal of the 'no children' stipulation by the landlord."
