If you decide not to opt for the full management service we are able, in conjunction with the Tenant Find service, to provide a rent collection option in which case we will collect the rent on your behalf, prepare a statement and account to you as instructed. Should the need ever arise, we will actively chase late payments and you will be kept fully informed.
Please note under this service, the Landlord is responsible for renewing the annual Gas safety certificate.
Rent Collection Service:
The fee for the rent collection service is 10% of the gross rental payable plus VAT each month on initial period of the let, if the tenancy continues past the initial term the fee thereafter is reduced to 7% of the gross rental payable plus VAT each month.
This rate is negotiable for Landlords with two or more properties.
The commission payable is of the gross rent as stated in the Tenancy Agreement, plus VAT, to be deducted from rent received each month. In the event of the tenant falling into arrears, this commission is chargeable to your account and payable by you as and when rent is due.
Rent collection instructions and the fees cover a minimum period of a fixed term of the initial term of the tenancy. Thereafter a three month written notice needs to be given by either party should they wish to cancel this contract. Please note if the Landlord sells the property with the sitting tenant in residence to a new owner, the fee for the fixed term is still payable by the signed Landlord. If the Landlord fails or refuses to comply with legal and other requirements, the Agent can immediately terminate the contract and claim all fees due.
Should you require an inventory to be prepared and the tenants checked in at the beginning of the tenancy or checked out at the end of the tenancy, there will be an additional charge for this service. For pricing, please request a copy of our Terms and Conditions'.
