Out Of Hours Contact

Unfortunately, there may be times when an emergency will arise within your property when our office is closed.

Our office opening times are:

Monday – Friday 9 am – 5.30 pm

Saturday - 9 am – 1.00 pm

We are also closed on bank holidays and certain days over the Christmas period; an email will be sent to all tenants in December confirming the Christmas office closure times.

If your query is of a non urgent nature regarding your tenancy or the property itself, please send an email to enquiries@iconn.co.uk or alternatively leave a message on our answer phone on 01227 765008.

Emergencies are deemed to be the following:

  • Gas leak - please contact National Grid immediately on 0800 111999.
  • Water leak – a leak that cannot be contained to one area and is penetrating the surrounding areas or effecting electrical fittings.
  • Electric/Gas failure – A loss of supply to the property - In the first instance, you must check with your utility supplier to ascertain whether there has been an interruption to the supply. Sometimes utility suppliers carry out tests or repairs in the local area and in doing so there may be a temporary loss of services. Sometimes it may just be an appliance in the property that has caused the power to cut out and all that may be required is to reset the trip switch in the CPU unit – details of the CPU location is on your Inventory. (CPU – Central Processing Unit - Also referred to as 'The Fuse box').
  • Complete failure of the heating and/or hot water system during the winter period.
  • Security issues – loss of keys (Please note it is the tenants responsibility to cover all costs regarding the loss of keys which may include the changing of locks).

If you do experience a problem that you cannot resolve while our office is closed and you have not successfully been able to reach any of the above approved contractors, you will need to contact an alternative local professional contractor who must hold the necessary qualifications. Please note that you should only do what is absolutely necessary to rectify the problem.

If you do have to contact a contractor after office hours, please ensure that as soon as our office is open, you contact us to inform us of the situation, including all the details.

You must ensure that you obtain an invoice/receipt from the contractor once the works have been completed. Please note that any works undertaken that are deemed not to be as a result of an emergency as listed above, may result in the tenant not being reimbursed by the landlord.

PLEASE NOTE – If you have been provided with the contact details of a service contract that your Landlord pays for, you must ensure you contact the provider in the first instance. Failure to do so may invalidate any warranty the Landlord may have in place which may result in the tenant being charged.
